How to do Long Distance Leases Using the K.I.S.S. Principle

What is the K.I.S.S. Principle?

K.I.S.S. stands for Keep It Simple, Stupid. There are simple ways to sign leases, even when long distance.

Completing a lease while being a world away can be as simple as completing it locally. In the past two years, we have had six tenants sign remotely using two different methods — scanning and United States Post Office. So there are methods to meet everyone’s needs.

Write Long Distance Leases using the K.I.S.S. Principle

Simple Steps for a Ratified Contract

Using Technology

Step 1 – Email lease to tenant

Step 2 – Review lease with tenant over the phone

Step 3 – Tenant scans and emails signed lease back

Step 4 – Landlord signs lease and scans it back

Step 5 – Ratified lease accomplished!

 The Old Fashioned Way

Step 1 – Email lease to tenant

Step 2 – Review lease with tenant over the phone

Step 3 – Tenant overnights the lease back

Step 4 – Landlord signs lease and scans it back

Step 5 – Ratified lease accomplished!

Both of these ways end with a ratified lease, and both of them are using the K.I.S.S. Principle.

    You can also use a free service at http://www.dotloop.com to do electronic signatures. Also use the service to keep all your documentation for each property. A virtual file cabinet!

    Who or what do use to list and show properties from a distance? I think handling the paperwork and even setting up maintenance items from afar can be accomplished without the need to hire a local property management company but whenever a lease term is up and you need to do showings do you hire a local RE agent, friend, fly our yourself for a weekend?

      In every instance of turn over to date, my current tenants have been kind enough to show the house. In cases of brand new installation when acquiring a house long distance, a friend has been gracious enough to show my house. As for move in/move out, either I fly out or a friend will do it. I personally prefer to fly out as it is a great way to A) meet the tenants and B) make sure you know the state of your rental but as we all know that is unfortunately not always possible

    Unless it was in your lease that if you didn’t mow he would do it and chrgae you he can t chrgae anything. A lease is a contract between you and the landlord and any thing that is not in the lease is not a contract between the tenant and landlord.In other words unless it’s written in the lease he can’t chrgae. The only thing he can do is evict you if you don’t take care of the lawn as you agreed to do
